Gwadar Property Prices in Future


Ever since CPEC with its major projects and their promising benefits has arrived, the fate of the land in Gwadar has begun to change. People are more interested in investing in property and commercial housing projects and dealers are no longer running around digging the soil for projects or self-assigning themselves to harvest seefruitless crop.

Instead, Gwadar property values have really gone up and don’t seem to come to a halt. With the quality of the land improving and the life in Gwadar developing, bunches of businessmen and property dealers seem to have turned their tribes toward Gwadar. Not only investors but many a common peoples also seem to be interested in the land for sale in Gwadar

The word seems to have gotten around that Gwadar is soon going to be referred to as the “once upon a time looked down upon city” that depended on reservoirs located miles away for the purchase of water required for everyday use and had very minimal electric supply, that too, not of its own.
With the sanitary, hygiene and other basic facilities improving in quality, so is Gwadar property gaining a lot of attention and attracting investors from not only all over the country but also tourists from the rest of the world.  

Apart from housing, it provides the best sanitation, medication and educational facilities, so far found in the city over the last few years. With development in exterior and tremendously enhancing infrastructure, Gawadar becomes more and more of a subject of interest amongst the common people and as the word keeps getting round like forest fire, the property prices in Gwadar are sure to go up and high over the coming years.
So far as is clearly evident, the future property in Gwadar seems to be really bright given the pace at which the land prices are rising.

How will CPEC help Baluchistan and other provinces of Pakistan

The China Pakistan Economic Corridor (CPEC) initiative is the largest economic venture that the country has ever done. This project which has an estimated value of $47 billion is surely going to prove as a game changer for Pakistan. Many of CPEC related projects are focusing on improving the port facilities at Gwadar and are also focusing on optimizing the road network.

The central objective of the CPEC is building a long highway which will start from Gwadar and end at Kashgar, which will be a distance of 3000Km. The CPEC also has various projects to combat the energy crises of the country.

While it’s a common misconception that CPEC is only focusing on developing Baluchistan and Gwadar, but the truth is that the CPEC project has plans to develop each province of Pakistan. Each of these sub-projects plans to benefit the entire provinces of the country. As private companies are acquiring land for sale in Gwadar they will build up the city with various commercial projects and improve the value of Gwadar property.

SINDH:
At Keti Bundar a project that will benefit Sindh, is known has the Keti Bunder Sea Port Development Project is to be built under CPEC. For generating power in Sindh Engro Thar Block II 2×330MW Coal fired Power Plant is being constructed that will initially supply 660MW of energy.

PUNJAB:
In Punjab an iron ore mining project is being built to extract natural resources in the province and a Steel Mills and process factory is also being constructed at Chiniot, Punjab. Other than these, energy projects such as Quaid-e-Azam Solar Park is being developed which will provide 1000 MW of energy.

KPK:
At KPK a major energy project is being built at a cost of $1,802 million known as the Suki Kinari Hydropower Station which being built at Naran, once completed it will generate 870MW of power.  Other sub-projects include upgrading the road network and infrastructure of KPK.To improve road connectivity the Chitral CPEC link road is built that will connect the Chitral region to Chakdara.

BALUCHISTAN:
A much needed project to solve the water problem at Quetta is the Quetta Water Supply Scheme from Pat feeder Canal which will provide fresh water to the population. The Naukundi-Mashkhel-Panjgur Road Project will connect various regions within Baluchistan.


With around 17 projects planned for Baluchistan, no doubt Baluchistan will get a major share in CPEC but it doesn’t mean it will not benefit the other provinces of the country.

How has development of Gwadar Port and CPEC triggered a land rush in Gwadar?

The development in Gwadar is transforming the city into the land of opportunities. The government of China and Pakistan are ensuring to make the city into a prosperous area for business and economic growth. The projects to upgrade the city’s port and the initiation of the multibillion dollar venture known as China Pakistan Economic Corridor (CPEC) have attracted the attention of global investors as Gwadar evolves into a promising city.

Even though Gwadar had to face numerous difficulties during some of the recent times, but despite all that the problems, the government is determined to develop Gwadar and the Gwadar deep-sea port into an international trading port and a global destination for ships and tourism. Other projects which fall under CPEC include ventures for power generation to provide electricity in Gwadar and that too at subsidized rates. Also to provide fresh water to the city, a desalination plant is being built that will solve the water problem that has existed in the region for a very long time.

The advancement of various facilities and the development of manufacturing industries are indicating Gwadar is changing and is on the fast track to become Pakistan’s next major city. The real estate companies of Pakistan took notice of the activity and proceeded to establish and create various Housing schemes to facilitate the population of Gwadar.

Ever since housing projects started in Gwadar, people have been seen purchasing a lot land for sale in Gwadar. Also many private investors are especially keen to purchase Gwadar property that lie within Gwadar Master Plan or those that are close to the Special Economic Zone.

To profit from this land rush in Gwadar, many property owners are selling their land at very affordable and attractive rates, which is compelling many international investors to take advantage of these rates. The way things are going in Gwadar it has become the most perfect place for an investment in property.
